Job Summary

The Senior Property Accountant is responsible for the full-cycle accounting, financial reporting, budgeting, forecasting, and financial analysis of a portfolio of commercial real estate properties. This role serves as a key financial partner to Property Management, Asset Management, and clients by ensuring accurate financial reporting, compliance with accounting standards, and proactive financial support for property operations. The position requires strong analytical skills, attention to detail, and the ability to independently manage multiple priorities in a fast-paced environment.

Essential Duties and Responsibilities

Financial Reporting and Month-End Close

  • Prepare and review monthly, quarterly, and annual financial statements for assigned properties.
  • Complete full-cycle accounting functions, including journal entries, accruals, prepaid expenses, amortization, and account reconciliations.
  • Manage month-end, quarter-end, and year-end close processes to ensure timely and accurate reporting.
  • Analyze financial results and investigate significant variances between actual, budget, forecast, and prior-year results.
  • Prepare management reporting packages and provide clear financial commentary to stakeholders.

Property Accounting

  • Maintain the general ledger and supporting schedules for assigned property portfolios.
  • Review and reconcile bank accounts, operating accounts, reserve accounts, intercompany accounts, and balance sheet accounts.
  • Ensure all revenue, expenses, tenant billings, recoveries, and capital expenditures are accurately recorded.
  • Review lease abstracts and support correct accounting treatment for rent, recoveries, administration fees, landlord contributions, tenant inducements, and lease commissions.
  • Monitor capital projects and maintain depreciation and amortization schedules where applicable.

Budgeting, Forecasting and Analysis

  • Lead or support the preparation of annual operating budgets and periodic forecasts.
  • Work closely with Property Managers to develop realistic operating assumptions, recovery estimates, and budget projections.
  • Perform detailed budget-to-actual and year-over-year variance analysis and provide recommendations to management regarding property performance.
  • Assist with long-term capital planning, cash flow forecasting, and property-level financial analysis.

Tenant Recoveries and Lease Administration Support

  • Prepare and review annual CAM, TMI, operating cost, property tax, and utility recovery reconciliations.
  • Analyze lease requirements and recovery clauses to ensure tenant billings and recoveries are calculated in accordance with lease agreements.
  • Support tenant inquiries, audits, and dispute resolution related to operating cost recoveries and reconciliations.
  • Ensure compliance with contractual lease obligations and property management agreement requirements.

Client Service and Audit Support

  • Prepare client reporting packages in accordance with contractual reporting requirements and internal deadlines.
  • Act as a primary accounting contact for assigned clients, auditors, and internal management teams.
  • Coordinate and support annual external audits, lender reporting requirements, client audits, and working paper requests.
  • Respond to accounting-related inquiries from clients, auditors, property managers, and asset management teams.

Leadership and Process Improvement

  • Provide guidance, training, and technical support to junior accountants and accounting staff.
  • Review work prepared by team members to ensure accuracy, completeness, and compliance with company policies.
  • Identify opportunities to improve accounting processes, reporting efficiency, documentation, and internal controls.
  • Participate in client transitions, property acquisitions, dispositions, system conversions, and special projects.

Qualifications

  • Education and Experience

  • Bachelor's degree in Accounting, Finance, Commerce, Business Administration, or a related field.

  • CPA designation or active pursuit of CPA designation preferred.

  • Minimum of four to seven years of progressive property accounting, real estate accounting, or related finance experience.

  • Experience with commercial office, retail, industrial, mixed-use, or multi-tenant property portfolios preferred.

  • Experience preparing CAM, TMI, operating cost, and tenant recovery reconciliations considered a strong asset.

  • Experience with Yardi, MRI, PeopleSoft, with multiple ERP systems preferred.

  • Bilingual English / French preferred.

  • Technical Skills

  • Advanced proficiency in Microsoft Excel, including PivotTables, XLOOKUP or INDEX/XMATCH, SUMIFS, and financial analysis tools.

  • Strong understanding of GAAP/IFRS accounting principles and financial statement preparation.

  • Working knowledge of lease accounting principles and commercial lease structures.

  • Ability to interpret lease agreements, property management agreements, and operating agreements.

  • Experience with budgeting, forecasting, financial modelling, and variance analysis.

The salary range being offered for this Sr Property Accountant position is between $75,000 annually and $84,000 annually. The compensation that is provided to a successful candidate will depend on the candidate's skills, qualifications, and experience.
