About the Role The Associate Director for REITs / Real Estate & Leisure will lead credit coverage for real estate–related issuers within Fitch's US Corporates group. This role supports timely, forward-looking rating actions through rigorous analysis, financial modeling, and clear communication to internal committees and external audiences, and may be based in Toronto, Chicago or New York. What You'll Do
- Perform analysis of key quantitative and qualitative factors influencing credit quality of select real estate operating companies
- Develop and maintain comprehensive financial models
- Present analysis of companies to internal credit rating committees
- Communicate rating rationale to external audiences (primarily institutional investors, sell-side analysts and media) in meetings, conference calls, press releases and written research reports
- Participate in the evaluation of other credits within Corporates, as well as other related credit groups
- Lead a sector team at a global rating agency What We're Looking For
- Bachelor's degree at minimum; MBA or other advanced degree a plus
- CFA/CPA preferred
- Capital markets and/or credit analysis experience a plus
- Expertise in Excel and Word
- Strong analytical, quantitative, and organizational skills
- Excellent written and verbal communication skills
- Ability to shift between multiple projects as priorities change
- Ability to excel in a team-oriented environment Nice to Have
- Demonstrated understanding of the REIT sector; commercial real estate, leisure and similar property-linked securities
- Professional capital markets and/or credit analysis experience with well-developed financial statement analysis and modeling skills
- Ability to interpret complex legal documents such as bank agreements and bond indentures
- Wants to deepen exposure to and understanding of the debt capital markets
- Strong pattern of leadership and ability to proactively interact with various internal and external stakeholders Compensation & Benefits
- For Toronto roles only: Expected base pay rates will be between $140,000 and $165,000
- Base pay is one part of Fitch’s total compensation package, which may also include commission earnings, discretionary bonuses, long-term incentives, and other benefits sponsored by Fitch
