Store Keeper / BMS Operator

Job Description

Monitor and operate the Building Management System (BMS) on a daily basis.

Continuously monitor HVAC, electrical, plumbing, fire alarm, and other integrated building systems.

Identify, troubleshoot, and report system alarms and abnormalities.

Respond promptly to BMS alarms and coordinate corrective actions with maintenance technicians.

Maintain daily operating logs, alarm reports, and equipment performance records.

Monitor energy consumption and assist in energy-saving initiatives.

Ensure all system parameters remain within operational limits.

Generate and distribute daily, weekly, and monthly BMS reports as required.

Coordinate with contractors and vendors during maintenance and testing activities.

Assist in preventive maintenance planning through system performance monitoring.

Ensure compliance with safety, environmental, and company operational standards.

Receive, inspect, and verify incoming materials, spare parts, and equipment.

Maintain accurate inventory records and stock levels.

Issue materials against approved material requisition forms.

Update inventory transactions in the CMMS, ERP, or inventory management system.

Conduct regular stock counts and participate in periodic physical inventory audits.

Maintain minimum and maximum stock levels for critical engineering spare parts.

Organize and maintain the store in a clean, safe, and orderly condition.

Monitor stock movements and prepare reorder requests when required.

Ensure proper storage and preservation of materials and equipment.

Maintain records of deliveries, issues, returns, and stock adjustments.

Assist in receiving and tracking purchase orders and deliveries.

Qualifications

• At least 3 years of relevant experience

• Graduated from a technical school related to mechanical/refrigeration/steam generator/heating and air conditioning system/plumbing field or a certain vocational education

• Have general mechanical skills in plumbing, carpentry, and general technical equipment

• Fluent Azerbaijani language

• English and Russian (desirable)

• Ability and responsibility to independently complete any assigned task without supervision

• Relevant technical equipment experience

• Ability to work in a team

• Willingness to continuously develop and learn

• Accuracy in work and ability to pay attention to details;

• Knowledge of BMS platforms (Siemens, Honeywell, Schneider, Johnson Controls, etc.).

• Inventory management and stock control knowledge.
