An established specialist contractor operating within the high-end and super-prime residential market is looking for an experienced Site Manager to take responsibility for the day-to-day delivery of a prestigious £7M residential refurbishment project in London.

The project will involve a high level of construction complexity, detailed finishes and close coordination between the main contractor, client, architects, interior designers, consultants and specialist subcontractors.

This is an excellent opportunity for a Site Manager who has a strong background in high-end residential construction and is comfortable taking ownership of a major project from site setup through to completion.

Key Responsibilities

• Take day-to-day responsibility for the successful delivery of the £7M project.

• Manage and coordinate all site activities, ensuring works are delivered safely, to programme and to the required quality standards.

• Lead and manage subcontractors, specialist trades and site operatives.

• Coordinate multiple trades and ensure efficient sequencing of works.

• Work closely with the Project Manager, Contracts Manager and commercial team.

• Liaise with architects, interior designers, engineers, consultants and client representatives.

• Review drawings, specifications and technical information, identifying discrepancies and resolving issues before they impact the programme.

• Maintain and drive the project programme, ensuring key milestones are achieved.

• Conduct regular site meetings, subcontractor meetings and progress reviews.

• Monitor workmanship and ensure all works meet the required high-end quality and finish standards.

• Manage site logistics, deliveries, materials and access requirements.

• Ensure all subcontractors are working in accordance with RAMS and project requirements.

• Maintain high standards of health & safety across the site.

• Monitor progress and provide regular updates to senior management.

• Identify potential delays, risks and technical issues and implement solutions proactively.

• Manage snagging and ensure defects are rectified to the required standard.

• Assist with commissioning, practical completion and final handover.

• Project Requirements

• The successful candidate will be working on a £7M high-end residential refurbishment, requiring a Site Manager with the ability to manage a technically demanding project with multiple specialist trades.

The project will involve:

• High-specification residential refurbishment.

• Structural alterations and complex construction works.

• Bespoke interior finishes.

• High-quality joinery and specialist installations.

• Detailed M&E coordination.

• Close coordination with architects and interior designers.

• High expectations around workmanship, presentation and client service.

• About You

The ideal candidate will have:

• Proven experience as a Site Manager delivering high-end residential projects.
• Experience managing projects of £5M–£10M+.
• Strong refurbishment and fit-out experience.
• A track record of delivering projects to exceptionally high standards.
• Experience managing multiple subcontractors and specialist trades.
• Strong knowledge of construction sequencing and site management.
• Excellent understanding of drawings, specifications and construction details.
• Strong communication and leadership skills.
• Experience working directly with clients, architects, designers and consultants.
• Excellent attention to detail.
• A proactive approach to problem solving.
• Strong health & safety knowledge.

Qualifications

• SMSTS

• CSCS

• First Aid

• Relevant NVQ Level 6 / HNC / HND or equivalent construction qualification preferred.

• What We're Looking For

• This role would suit a No.1 Site Manager who is used to working independently on high-value residential projects and understands the level of organisation, quality control and attention to detail required within the super-prime market.

• Candidates from high-end residential, luxury hotels, heritage refurbishment or high-specification commercial interiors will also be considered where they can demonstrate strong project delivery experience.
