The portfolio spans high-end residential, commercial office space, mixed-use developments and refurbishment projects, giving the team exposure to a genuinely varied range of work.

The project management division has worked on schemes including commercial refurbishments, residential developments and mixed-use projects, often taking responsibility for cost, procurement, construction and delivery.

The Opportunity

The business is looking for an experienced Senior Quantity Surveyor to join the development side of the business.

This is a developer-focused role for a QS who is looking to move beyond simply managing packages or individual workstreams and take full commercial ownership of developments from start to finish.

Working closely with a Director, you will be responsible for managing the commercial side of developments typically ranging from £4m–£7m, working through feasibility, cost planning, procurement, construction and final account.

A key part of the role will be the procurement and management of high-end main contractors, ensuring projects are commercially viable, competitively procured and delivered within the required budget.

This is an excellent opportunity for someone coming from a Cost Consultancy who wants greater exposure to the development side and the opportunity to work closely with senior decision-makers.

Key Responsibilities

• Development & Pre-Construction

• Take commercial ownership of developments from initial feasibility through to completion.

• Assist Directors with initial project appraisals and development feasibility.

• Prepare and manage detailed cost plans and development budgets.

• Provide commercial advice throughout the design and pre-construction stages.

• Review design information and identify cost and value opportunities.

• Monitor project costs against approved budgets.

• Provide regular cost reporting and financial updates to Directors.

• Advise on procurement strategy and the most appropriate contracting approach.

• Manage tender processes from initial enquiry through to contractor appointment.

• Procurement & Contractor Management

• Identify, assess and appoint suitable high-end main contractors.

• Manage competitive tendering processes.

• Review and analyse contractor returns.

• Lead commercial negotiations with prospective contractors.

• Prepare tender comparisons and recommendations for appointment.

• Assist with contract negotiations and appointments.

• Build and maintain strong relationships with contractors, consultants and professional teams.

• Monitor contractor performance throughout the project lifecycle.

• Project Delivery

• Take responsibility for commercial management throughout construction.

• Manage project budgets and monitor expenditure against approved costs.

• Review and manage valuations, payment applications and variations.

• Assess variations and commercial changes.

• Monitor project cash flow and forecast final costs.

• Manage change control and ensure appropriate commercial approval is obtained.

• Work closely with the Project Manager, consultants and contractors to resolve commercial issues.

• Attend project and commercial meetings.

• Provide clear and concise commercial reporting to Directors.

• Manage projects through to practical completion, defects and final account.

• Ensure final accounts are agreed and projects are commercially closed out.

• About You

• We are looking for a strong Quantity Surveyor who is commercially astute, confident dealing with contractors and capable of taking ownership of projects.

Ideally, you will have:

• 6–8 years' Quantity Surveying experience.

• A degree in Quantity Surveying or a related construction discipline.

• Experience working for a Cost Consultancy.

• Strong experience across the full project lifecycle.

• Experience with projects valued at approximately £4m–£7m+.

• Strong pre-construction and cost-planning experience.

• Experience managing tenders and contractor procurement.

• Experience appointing and managing main contractors.

• Strong understanding of construction contracts and commercial management.

• Experience managing projects through to final account.

• Excellent negotiation and communication skills.

• Strong attention to detail and commercial awareness.

• The confidence to work directly with Directors, contractors and professional teams.

• A proactive approach and the ability to work autonomously.
