We are working with an established, highly regarded main contractor specialising in luxury residential refurbishments and high-end construction projects across Central London.

Due to continued growth and a strong pipeline of prestigious projects, they are looking to appoint an experienced Senior Quantity Surveyor to take full commercial responsibility for a £7M super-prime residential refurbishment in Chelsea.

This is an excellent opportunity to join a close-knit, collaborative team delivering exceptional private residences, where quality, attention to detail and strong client relationships are at the forefront of everything they do.

The successful candidate will play a key role in the commercial delivery of the project, working closely with the Project Manager, site team and senior management to ensure the scheme is delivered successfully, profitably and to the highest standards.

Key Responsibilities

• Take full commercial ownership of a £7M luxury residential refurbishment from procurement through to final account.

• Manage subcontractor procurement, tendering, negotiations and package appointments.

• Prepare and manage project budgets, cost reports, forecasts and cash flow.

• Oversee subcontractor valuations, variations, payments and final accounts.

• Identify and manage commercial risks while maximising project profitability.

• Work closely with the Project Manager to monitor progress, programme and expenditure.

• Manage client variations, change control and associated commercial negotiations.

• Maintain strong working relationships with clients, architects, consultants and subcontractors.

• Provide accurate commercial reporting and updates to senior management.

• About You

• Proven experience as a Quantity Surveyor or Senior Quantity Surveyor within a main contracting environment.

• Strong background delivering high-end or super-prime residential refurbishment projects, ideally across Central London.

• Experience commercially managing projects valued between £3M and £10M+.

• Excellent knowledge of procurement, subcontractor management, cost control and contract administration.

• Confident managing the full commercial lifecycle of a project independently.

• Strong communication, negotiation and client-facing skills.

• Commercially astute, organised and proactive, with excellent attention to detail.

• Relevant construction or Quantity Surveying qualifications are advantageous.
