Job title: Senior Maintenance Mechanic
About the Role Under the general direction of the Service Manager, the Senior Mechanic- Mechanical Maintenance organizes and guides the service activities of a team of Maintenance Mechanics. The zone team leads the reactive maintenance and troubleshooting of heating, ventilating, air conditioning, commercial refrigeration, plumbing, kitchen equipment, and other mechanical, electrical and plumbing systems. The Senior Mechanic also provides technical assistance to customers, contractors, and project managers and supports the Preventive Maintenance team with scheduled tasks and re-lamping.
What You'll Do
- Prioritize and lead the service activities of diagnostics, maintenance, and repair on HVAC, refrigeration, plumbing, kitchen equipment and other mechanical/electrical systems. Inspect components, calibrate controls and thermostats for optimum efficiency; diagnose, maintain, and repair building HVAC control systems (including advanced DDC and pneumatic equipment); oversee controlled shutdowns and startup verification.
- Provide oversight of process water system preventive maintenance, including seasonal chiller condenser tube cleaning, cooling tower cleaning and startup treatment; hydronic heating closed-loop testing and treatment; perform minor plumbing and electrical repairs such as re-lamping, replacing ballasts, switches, receptacles as directed.
- Work with Preventive Maintenance, zone team Senior Mechanics and Service Managers to develop and update task lists in accordance with manufacturer Operations & Maintenance Manuals and industry practices; maintain the TMA electronic work order and scheduling system; enter new equipment into TMA with bar-coding, data plates, photos, and consumable/part numbers; identify equipment no longer in service for deactivation in TMA.
- Conduct daily Building Automation System checks and adjustments; manage daily communications via email/voicemail and TMA work order processing and close-out; oversee a team of three Maintenance Mechanics; assist with parts procurement and maintenance research; oversee tool maintenance and keep mechanical areas clean and orderly.
- Adhere to safety procedures including lock-out/tag-out, MSDS warnings, PPE, and OSHA requirements; inform supervisor of any unsafe conditions or hazards.
- Assist Service Managers, colleagues and contractors with consultation and system information.
- Must be able to work weekends and holidays in scheduled rotation with other mechanics.
What We're Looking For
- Technical courses in building and related training.
- Experience supervising a team and coordinating the activities of multiple maintenance staff.
- Strong diagnostic and repair skills for HVAC, refrigeration, plumbing, kitchen equipment, and building automation systems, including advanced HVAC control knowledge (DDC and pneumatic).
- Familiarity with Building Automation/Control Systems and the Building Management/Automation tools (e.g., TMA electronic work order system).
- Ability to perform minor plumbing and electrical repairs (re-lamping, ballasts, switches, receptacles).
- Commitment to safety: lock-out/tag-out, MSDS, PPE, OSHA compliance.
- Excellent communication with customers, contractors and project managers; ability to work independently and in a team; weekend/holiday rotation availability.
- Must be able to work weekends and holidays in a scheduled rotation with other mechanics.
