We bring to life a Brighter Way in all that we do by seeking better, smarter, more innovative ways of working. We approach our work in a warmer, more optimistic, and inclusive way.
JLL is a global leader in helping clients envision where people will live, work, play, shop, and eat.
What this opportunity involves:
As Senior Facilities Manager for 121 Castlereagh Street within our PAM NSW Cbus Property portfolio, you will be the operational backbone of a premium commercial asset, ensuring that every aspect of facilities, contracts, and client service runs smoothly and safely. You will act as the primary off-site point of contact for facilities and building management matters, building strong relationships with the client, tenants, and contractor teams while keeping financial performance, compliance, and risk management firmly on track. At JLL, we are collectively shaping a brighter way for our clients, ourselves, and our fellow employees, and this role gives you the platform to do exactly that: translating strategy into day-to-day excellence across every corner of the asset you manage.
An overview of the role:
- Act as the key off-site contact for facilities and building management, ensuring client expectations are understood and consistently met.
- Attend monthly and quarterly client meetings, client initiative events, and internal property performance reviews, providing timely and accurate reporting.
- Manage end-to-end contractor relationships, including KPI reviews, meeting minutes, tender processes, and re-procurement when contracts expire.
- Oversee vendor procurement to ensure services are delivered on time, within budget, and in line with JLL best practice and client guidelines.
- Process invoices efficiently and in accordance with JLL financial controls, while monitoring budgets and providing commentary on variances.
- Contribute to the preparation of Annual Operating and Capital Expenditure Budgets alongside the broader management team.
- Maintain a safe working environment by ensuring statutory compliance on fire, health, and safety standards, including currency of inductions, CM3 registration, and SWMS documentation.
- Conduct routine site inspections, manage the Permit to Work program, and provide 24/7 emergency support and site attendance when required.
- Support tenant retention and lease administration by liaising with tenants on lease-related matters and maintaining accurate property and tenant registers.
Sounds like you? This is what we are looking for:
- Demonstrated experience in a facilities management or property operations role, ideally within commercial real estate.
- Strong understanding of contract and vendor management, including tender processes and KPI-based performance reviews.
- Working knowledge of WHS legislation and statutory compliance requirements relevant to commercial buildings.
- Proven ability to manage budgets, process invoices, and report on financial variances with accuracy.
- Excellent stakeholder management skills, with experience engaging clients, tenants, and contractors across multiple levels.
- Strong written and verbal communication skills, with the ability to produce clear, timely reports and meeting documentation.
- Availability to provide after-hours emergency support and attend site when required.
- Tertiary qualification in facilities management, property, engineering, or a related discipline is highly regarded.
- Relevant industry certifications (e.g. CM3, facilities management credentials), or a willingness to obtain them, along with exposure to risk management frameworks and leasing strategy.
