Senior Engineer – Building Technology Systems (BTS)

The Senior Engineer – Building Technology Systems (BTS) will support the design and delivery of Information & Communication Technology (ICT), Audio Visual (AV), Security, Telecommunications, Smart Building, and ELV systems for commercial, hospitality, residential, mixed-use, healthcare, transportation, data centre, and infrastructure projects. The role covers all project stages from concept design through construction documentation, authority approvals and ensuring compliance with project requirements, international standards, and authority regulations.

Responsibilities

Design & Engineering

• Design BTS systems including ICT, AV, Security, ELV, Telecommunications, Wi-Fi, DAS, ANPR, Intercom, Visitor Management, Parking Guidance Systems, Smart Building, Digital Signage, IPTV, and Unified Communications systems.
• Prepare Concept Design (CD), Schematic Design (SD), Detailed Design (DD), Tender Documentation (TD), and Construction Documentation (CD) deliverables.
• Develop layouts, riser diagrams, network topology diagrams, system schematics, rack elevations, cabinet layouts, equipment schedules, and detailed installation details.
• Perform system sizing calculations, bandwidth analysis, storage calculations, fiber backbone sizing, PoE/UPOE calculations, wireless capacity assessments, and security system loading calculations.
• Prepare technical specifications, Basis of Design (BoD) reports, design narratives, calculations, and authority submission documents.
• Design structured cabling systems in accordance with ANSI/TIA, ISO/IEC, and BICSI standards.
• Develop ICT room layouts including MDF, IDF, TER, Entrance Facilities, Data Centres, Security Equipment Rooms, AV Rooms, and Control Rooms.
• Design active network infrastructure including switching, routing, VLAN architecture, QoS, redundancy, resilience, cybersecurity considerations, and network optimization for critical facilities.
• Develop telecommunications containment systems, cable pathways, tray routing, conduit systems, and telecommunications spaces.
• Coordinate DAS, cellular coverage systems, GPON/XGS-PON networks, and fiber optic backbone infrastructure.
• Coordinate smart building integrations with BMS, IoT platforms, occupancy systems, room booking systems, and building analytics platforms.
• Ensure compliance with ANSI/TIA, ISO/IEC, BICSI, NFPA, IEEE, Uptime Institute, local authority requirements, telecom operator requirements, and client design standards.

Project Delivery

• Coordinate BTS designs with Architecture, Interior Design, MEP, Structural, Façade, Vertical Transportation, and Specialist Disciplines.
• Attend design reviews, BIM coordination workshops, clash detection meetings, and client presentations.
• Review drawings, technical submissions, RFIs, method statements, and contractor proposals.
• Support authority approvals and telecom service provider coordination.
• Identify technical risks, space constraints, constructability issues, operational impacts, and maintenance concerns while proposing practical solutions.
• Support multidisciplinary coordination for large-scale mixed-use developments, hospitality projects, healthcare facilities, airports, smart cities, and data centres.

Documentation & Quality

• Prepare reports, narratives, technical specifications, schedules, calculations, and compliance matrices.
• Maintain project documentation in accordance with company quality management procedures.
• Review drawings, BIM models, schedules, and specifications for quality, constructability, completeness, and consistency.
• Ensure deliverables are completed in accordance with project schedules, budgets, and quality requirements.
• Participate in internal technical reviews and peer reviews.
• Ensure adherence to company BIM standards and documentation procedures.

Qualifications

• Bachelor’s degree in Engineering (E&CE, Electrical, or related field).
• Minimum 8 years of experience in building technology systems or related field.
• Demonstrated experience delivering multidisciplinary projects.
• Middle East/GCC project experience preferred.
• Experience working on hospitality, commercial, residential, healthcare, infrastructure, mission-critical, and mixed-use developments.
• Experience with BIM-enabled project delivery.

• Rack Power Loading and PDU Design.

• Conduct Camera Coverage Studies using JVSG and another applicable sofware.
• Support Device Placement Coordination and Coverage Validation.
• Understand Authority Requirements and Security Approval Processes.
• Security IP Network Design including Power, Cooling, Containment, and Cable Management Considerations.

Audio Visual (AV)

• CTS / CTS-D preferred.
• Acoustics design fundamentals.
• Background music and public address system design.
• Speaker coverage analysis including SPL, STI, and RT calculations using EASE or similar software.
• Digital Signage and IPTV Head-End Design.
• AV over IP systems design.
• DSP concepts and audio system integration.
• Projector system design with line-of-sight and image sizing calculations.
• LED display wall and video wall systems.
• Microsoft Teams Rooms and Unified Communications systems.
• Meeting rooms, boardrooms, auditoriums, conference centres, hospitality venues, and ballroom AV systems.
• Smart spaces and workplace technology integration.
• Converged network, cable management, and power system requirements.
• Coordinate AV systems with architecture, interior design, and acoustics consultants.
• Technical specifications, reports, and presentation documentation.
• SketchUp experience preferred.
