About the Role Marquette University's Preventative Maintenance Mechanic II on the 1st shift performs scheduled preventive maintenance on HVAC, kitchen equipment, and other mechanical, electrical, and plumbing systems to ensure safe and reliable university facilities. This role supports professional development and a culture of safety and inclusion. What You'll Do

  • Perform PM-Team assigned preventive maintenance work orders on systems such as HVAC, steam, commercial refrigeration, kitchen equipment, chilled water, cooling towers, labs, medical and process air, vacuum, etc.
  • Provide startup and shutdown for service of HVAC and other mechanical equipment; inspect during PM and document conditions; communicate follow-up needs for repairs or replacements.
  • Calibrate system controls and thermostats; verify performance against sequences of operations; adjust controls as needed.
  • Conduct preventive maintenance of kitchen equipment (dishwashers, ovens, steamers, ice machines, refrigeration equipment) including evaporator and condenser cleaning.
  • Perform minor mechanical, electrical, and plumbing repairs (e.g., rebuilding faucets, replacing ballasts, thermostats, belts, sheaves, diaphragms).
  • Keep equipment, tools, and work areas clean and orderly.
  • Conduct seasonal maintenance (draining/charging coils, coil cleaning, vent checks, leak detection).
  • Take and record readings from gauges, meters, and instruments; analyze results to determine necessary adjustments or repairs.
  • Perform water chemical and quality tests; analyze results and adjust treatments accordingly.
  • Assess and report overall system and equipment conditions for maintenance planning. What We're Looking For
  • High school diploma or equivalent; valid driver’s license with satisfactory driving record.
  • Three years of experience in building equipment maintenance or closely related field.
  • Advanced knowledge in preventive maintenance of cooling towers, water/steam lines, pneumatics, belts, filters, and shaft alignment.
  • Strong understanding of HVAC equipment operation, boilers, steam generators, air handling units, dampers, and related components.
  • Advanced understanding of mechanical, electrical, and plumbing systems, control strategies, and operations.
  • Experience with swimming pool filtration, water treatment testing, and related systems.
  • Knowledge of applicable federal, state, and local codes for preventive maintenance; safety precautions and programs (LOTO, fall protection, PPE).
  • Ability to read and interpret work orders, PM task lists, manuals, specifications, MSDS, diagrams, and control sequences.
  • Proficiency in calibrating and maintaining controls (including pneumatic controls); ability to analyze water test results and adjust treatment.
  • Proficient in using computer programs for tracking and executing preventive maintenance work; able to suggest improvements for automation and efficiency.
  • Ability to work at heights using ladders and aerial platforms; capable of passing a standard half-face respirator fit-test. Preferred Knowledge, Skills and Abilities
  • Participation in technical HVAC training courses is desirable. Nice to Have
