Job Description

  1. Purpose of the Role

1.1. To drive the site/complex maintenance strategy and programmes to ensure efficient operations and equipment reliability across the site/complex. 1.2. To plan and oversee all site building and equipment projects within the scope of the client contract. 1.3. To manage general maintenance and upkeep of site buildings including heating and cooling systems, electrical and plumbing systems. 1.4. To be responsible for the design, implementation and evaluation of all preventative and reactive maintenance programmes on site equipment to ensure that all equipment is operating at the highest possible levels of safety and efficiency. 1.5. To monitor and evaluate operations and activities of the water, waste and sewer distribution operations and to recommend improvements and modifications.

  1. Key Responsibilities 2.1. Operational Maintenance Management
  • Plan and implement preventative and reactive maintenance programmes for the maintenance systems and equipment as well as oversee major repairs of breakdowns to minimise repairs and maintenance costs across the site/complex.
  • Plan and effect a maintenanceschedule for all material handling equipment ensuring minimum downtime.
  • Oversee repairs and maintenance on all facilities and equipment.
  • Drive asset productivity through agreed KPI’s and efficiencies.
  • Report daily on actual KPI’s vs budget and works with the maintenance team to address areas of nonconformance or concern proactively and timeously.
  • Implement the asset productivity and care plan through:
  • − planned maintenance strategy and maintenance tactics
  • − investigating root causes of breakdowns
  • − identifying and escalating high risk maintenance issues
  • − delegating resources to planned maintenance and breakdowns.
  • Ensure the purchase and availability of replacement parts and ensure adequate supply of parts for ongoing operations.
  • Develop and maintain a process for managing work order requests and to ensure that all maintenance and repairs are logged and resolved in a timely manner.
  • Audit the integrity of all facilities equipment, including evaluating and recommending new equipment to support the business operations.
  • Perform daily inspections and carry out associated operational checks of all equipment and buildings to
  • ensure that the facilities are operated efficiently.
  • Ensure proper operation of water, waste and sewage processes, pumps and chemical feeders.
  • Ensure meters and gauges are read and readings recorded including chemical consumption, water consumption and temperatures.
  • Ensure tests such as chlorine residual tests are conducted and recorded and be able to interpret the results.
  • Ensure daily/weekly/monthly checklists are completed, including:grease trap
  • bin cleaning
  • laundry duties
  • generator.
  • Monitor the operation of sewer reticulation including tanks and waste water plants.
  • Manage the collection, sorting and delivering of waste to the designated waste management area.

2.2. Safety, Health, Environment, Risk and Quality Compliance

  • Maintain a safe and secure working environment.
  • Comply with health and safety procedures.
  • Ensure all HSE safety regulations are adhered to by all employees.
  • Maintain and enforce safety procedures, including all lockout and safe work procedures.
  • Maintain direct working relationship with HSE officers and managers and maintenance team.
  • Participate in the continuing development of transparent health and safety systems and procedures.
  • Commit to the growth and maintenance of a positive risk management culture and assist staff where necessary.
  • Support health and safety training initiatives and delver components where appropriate.
  • Actively participate in the Health and Safety Committees.

2.3. Storage and Maintenance of Tools and Equipment

  • Control and monitor that tools and equipment are kept in good working condition and stored safely.
  • Report broken tools/equipment to the Operations Manager for replacement, where possible.
  • Repair broken maintenance tools.
  • Ensure the asset register for tools and equipment is maintained for audit purposes.
  • Carry out spot checks of stock and condition of tools and equipment.

2.4. Financial Management

  • Implement and encourage cost cutting initiatives within the Maintenance Department where these do not impact on long term business sustainability.

2.5. Staff Management

  • Ensure all expatriates on site comply at all times with national immigration regulations and laws.
  • Lead the site team towards meeting operational standards and targets through regular communication and utilisation of the full organisational talent management tool set.
  • Manage training and development of the site team through utilising available training opportunities or contributing to the development of new training solutions in collaboration with site, regional and national training specialists.
  • Conduct regular performance appraisals with subordinates and ensure the process is cascadedthroughout the site team.
  • Conduct site meetings and ensure that records are kept and shared across the team and that action plans agreed to within team meetings are delivered upon.
  • Ensure all other relevant site meetings take place.
  • Manage the employee relations climate and ensure corrective action is taken where required in line with relevant legislation and company policy.
  • Oversee personnel administration.
  • Enforce discipline and conduct management according to company regulations and codes.
  • Implement performance management and reporting.
  • Define and implement necessary staff development programmes.
  • Administer IOD’s.
  • Reconcile and submit monthly payroll.
  • Resolve escalated staff problems and queries.

2.6. Effective Teamwork and Self-Management

  • Take ownership and accountability for tasks and activities and demonstrate effective self-management in terms of planning and prioritising, and self-development.
  • Follow through to ensure that quality and productivity standards of work are consistently and accurately maintained.

QUALIFICATION ANDEXPERIENCE

  • Mechanical or electrical engineering or a related diploma/qualification
  • Trade test qualified
  • At least 10 years' combined experience in maintenance operations of which 3 must be in a management role
