About the Role Guides first-time homebuyers through the mortgage journey from application to closing, ensuring a smooth, straightforward experience. Works with clients to understand loan options and navigate the process with the support of experienced and professional partners.
What You'll Do
- Guide borrowers through the mortgage process from application to closing, ensuring a smooth and straightforward experience.
- Explain and discuss first-time homebuyer loan programs and their benefits (FHA Loans, VA Loans, USDA Loans, Conventional 97, HomeReady, Home Possible, and state/local programs).
- Help clients obtain pre-approval to determine affordability and strengthen their purchase offers.
- Coordinate with loan processing and underwriting after a home is found, verifying information and preparing the loan for final approval.
- Advise on down payment options and related costs, including potential down payment assistance and grants.
- Educate borrowers on credit scores, income/assets, and debt-to-income (DTI) considerations; encourage pre-approval before house hunting.
- Provide guidance on avoiding large purchases during the mortgage application to protect loan approval.
What We're Looking For
- Knowledge of first-time homebuyer programs (FHA, VA, USDA, Conventional 97, HomeReady/Home Possible) and their benefits.
- Ability to explain the mortgage process clearly and guide borrowers through pre-approval and affordability analysis.
- Understanding of credit score impact and DTI guidelines; ability to advise on strategies to improve eligibility.
- Strong communication and client-facing skills, with the ability to coordinate with processing and underwriting teams.
- Familiarity with income, assets, and goals assessment to determine appropriate loan solutions for first-time buyers.
