Job Purpose

  • The Legal Officer will provide comprehensive legal support and advisory services to the residential estate, ensuring that all estate operations, agreements, transactions, policies, and dispute-resolution processes are conducted in compliance with applicable laws and regulations.
  • The role will support the Estate Management team in protecting the estate’s legal and commercial interests, managing contractual and resident-related matters, mitigating legal risks, and ensuring effective enforcement of estate rules, regulations, and obligations.

Key Responsibilities

Legal Advisory & Compliance:

  • Provide timely legal advice to the Estate Manager, Facility Management team, management, and other relevant stakeholders on estate-related matters.
  • Monitor compliance with applicable laws, regulations, statutory requirements, and estate policies.
  • Identify potential legal risks arising from estate operations and recommend appropriate mitigation measures.
  • Review and advise on policies, procedures, notices, circulars, and communications issued to residents, vendors, contractors, and other stakeholders.
  • Maintain awareness of relevant changes in property, tenancy, labour, environmental, health and safety, and other applicable legislation.

Tenancy, Occupancy & Resident Matters:

  • Review and manage tenancy, lease, occupancy, renewal, termination, and related documentation.
  • Provide legal guidance on resident complaints, breaches of estate rules, unauthorized occupation, subletting, alterations, and other occupancy-related matters.
  • Support the enforcement of estate rules and regulations in a fair, consistent, and legally compliant manner.
  • Draft warning letters, breach notices, demand notices, notices to comply, and other legal correspondence.
  • Advise management on appropriate actions relating to defaulting residents and other occupants.

Contract Management:

  • Draft, review, negotiate, and advise on contracts and agreements involving the estate.
  • Review agreements with contractors, vendors, service providers, consultants, security companies, maintenance providers, and other third parties.
  • Ensure contractual obligations, liabilities, termination provisions, indemnities, warranties, and dispute-resolution clauses adequately protect the estate.
  • Maintain an up-to-date register of legal agreements and monitor key contractual dates, renewals, and expiry periods.
  • Advise management on contractual breaches and recommend appropriate remedies.

Dispute Resolution & Litigation Management:

  • Manage and provide legal support on disputes involving residents, landlords, tenants, contractors, vendors, employees, visitors, and other stakeholders.
  • Investigate legal complaints and disputes and recommend appropriate resolution strategies.
  • Promote alternative dispute resolution, negotiation, and settlement where appropriate.
  • Coordinate with external legal counsel on litigation, arbitration, mediation, and other formal proceedings.
  • Maintain a litigation and dispute tracker showing case status, exposure, actions required, and deadlines.
  • Ensure management is promptly informed of material legal risks and potential liabilities.

Estate Rules, Policies & Governance:

  • Review and update estate rules, regulations, handbooks, policies, and guidelines to ensure legal enforceability and relevance.
  • Advise on the interpretation and implementation of estate rules.
  • Support the Estate Management team in handling violations of estate policies and regulations.
  • Ensure notices and enforcement actions are properly documented and issued in accordance with approved procedures.

Property & Regulatory Matters:

  • Provide legal support on property-related matters affecting the estate.
  • Review documentation relating to property ownership, leases, licences, permits, easements, and other property interests where applicable.
  • Support the estate in ensuring compliance with relevant regulatory and statutory requirements.
  • Liaise with relevant government agencies, regulators, and professional advisers when required.

Legal Documentation & Records Management:

  • Maintain accurate and confidential records of contracts, leases, legal notices, disputes, correspondence, statutory documents, and other legal records.
  • Establish and maintain a legal obligations and compliance tracker.
  • Ensure critical legal documents are properly executed, stored, and easily retrievable.
  • Monitor expiry and renewal dates for leases, licences, permits, contracts, and other legal instruments.

Legal Risk Management:

  • Conduct periodic legal risk assessments of estate operations.
  • Identify areas of potential exposure, including contractual, regulatory, resident, employment, property, and operational risks.
  • Recommend practical measures to minimize legal and financial exposure.
  • Support incident investigations where legal implications may arise.

Stakeholder Management:

  • Maintain professional relationships with residents, landlords, contractors, vendors, government agencies, external solicitors, and other stakeholders.
  • Handle sensitive and confidential matters with professionalism and discretion.
  • Provide clear and practical legal advice that supports effective estate operations.

Qualifications

  • Interested candidates should possess a Bachelor`s Degree in Law with 2 - 4 years experience.

Required Skills and Competencies:

  • Strong knowledge of Nigerian property and commercial law.
  • Excellent contract drafting and review skills.
  • Strong negotiation and dispute-resolution skills.
  • Good understanding of tenancy and property-related matters.
  • Excellent written and verbal communication skills.
  • Strong analytical and problem-solving abilities.
  • Ability to interpret legislation and translate legal requirements into practical operational advice.
  • Strong attention to detail and documentation skills.
  • Good stakeholder and relationship management skills.
  • High level of integrity, confidentiality, and professional judgment.
  • Ability to work independently while collaborating effectively with estate management and other teams.
  • Proficiency in Microsoft Office and legal/document management tools.

Role Outcome:

  • The Legal Officer is expected to ensure that the residential estate operates within a legally compliant, well-governed and risk-managed framework, while protecting the estate’s interests, managing contractual and resident-related matters, and reducing exposure to legal disputes and liabilities.

Salary

N200,000 - N350,000 monthly.
