Job title: Lead Maintenance - The Belmont - Grand Prairie, TX
About the Role Valiant Residential seeks a Lead Maintenance to oversee the property's maintenance under the Community Manager. The role includes performing repairs in resident apartments and assisting in preparing units for rent (make-ready). You will supervise subcontractors and ensure preventive maintenance across the property.
What You'll Do
- Complete service requests from residents within 24 hours
- Assist in the distribution of flyers and materials
- Replace filters and clean air conditioning vents
- Maintain sprinkler systems and perform HVAC repairs as needed
- Perform light electrical repairs on appliances, fixtures, switches, outlets, circuits, etc.
- Perform light plumbing tasks (clearing stoppages, replacing fittings, etc.)
- Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, bulbs, etc.
- Paint interior and exterior when necessary
- Perform carpentry (doors, windows, shelves, sanding, refinishing floors)
- Assist custodial work in common areas (sweeping, mopping, vacuuming, trash, windows)
- Assist in groundwork (picking up litter and vacants)
- Maintain pool chemical levels and cleanliness
- Repair concrete, masonry, roof, and fencing as required
- Conduct limited extermination services when required
- Refurbish apartments prior to resident occupancy (make-ready)
- Conduct exterior and interior preventive maintenance as outlined by management
- Periodically inspect units, buildings, and common areas and perform repairs as needed
- Assist in move-in and move-out inspections
- Knowledge of water/gas meter cutoffs, all apartment and fixture cutoffs, sewer cleanouts; post a map
- Supervise subcontractors working at the property
- Report dangerous conditions or liability issues to management
- Keep accurate records for preventive maintenance, pool chemicals, work orders, inventories, and purchase orders
- Perform scheduled maintenance per manufacturer recommendations and manuals
- Order supplies and communicate with vendors
- Maintain stock control and utilization of maintenance materials
- Keep shops/storage areas clean, locked, with adequate lighting and ventilation; store and label hazardous materials properly
- Train and supervise subordinate employees
- Schedule maintenance staff and work orders; prioritize maintenance tasks
- Handle on-call duties and standby emergency coverage
- Help prepare the property for inspections
What We're Looking For
- Minimum of two years of full-time apartment maintenance or related trade experience
- Strong verbal and written English communication skills
- Bilingual in Spanish is a plus
- EPA refrigerant certification
- Own a basic set of hand tools
- Valid driver’s license with a good driving record and auto insurance
- Ability to work at other locations and travel within major metropolitan areas (overnight stays possible)
- Weekend availability
- High school diploma or equivalent
- Technical Certification is preferred
