About the Role
Opendoor Home Loans (ODHL) is seeking a seasoned mortgage executive to lead and scale the business as Head of Mortgage. This role owns the full P&L, regulatory posture, and end-to-end origination across multiple states, building the playbook and team for a technology-forward mortgage platform.
What You'll Do

Run the business: own the ODHL P&L, drive loan volume growth, improve unit economics, OpEx, and contribution to Opendoor's consolidated financials.

Lead and scale end-to-end origination: build and lead the team that owns the full mortgage origination lifecycle across multiple states.

Own the regulatory posture: ensure compliance with RESPA, TILA/TRID, ECOA, HMDA, the SAFE Act, BSA/AML, licensing, and build scalable compliance frameworks.

Serve as or oversee the AML/BSA Compliance Officer.

Manage agency and investor relationships: GSE seller/servicer relationships, FHA/VA requirements, and secondary market execution; Ginnie Mae issuer status as we expand government lending.

Lead the team: manage the Head of Sales & Origination, Head of Operations, Compliance, Capital Markets; hire, ramp, and develop leaders; set operating rhythm.

Partner cross-functionally: integrate ODHL into Opendoor's platform; collaborate with Legal on entity structure/reg filings, Finance on capital planning and warehouse facilities, Marketing on funnel handoffs, Buyer leadership on attach-rate strategy.

Manage third-party relationships: appraisal management companies, title/settlement partners, warehouse lenders, investor partners, mortgage insurers, and technology vendors.

Report to executive leadership: communicate performance, risk posture, and growth plans; translate data into strategic recommendations.

Own loan quality: establish QC and risk management programs—pre-funding/post-closing QC, audit readiness, repurchase risk mitigation, EPD monitoring.

Build operating cadence: weekly pipeline reviews, monthly business reviews, quarterly planning.

What We're Looking For

5+ years of progressive residential mortgage industry experience, with time in a senior leadership or general management role at a non-bank or independent mortgage company.

Proven track record of building, scaling, and managing end-to-end mortgage origination operations across multiple states.

Deep knowledge of the full mortgage origination lifecycle, from lead generation through closing and post-closing delivery.

Strong working knowledge of federal and state mortgage regulations—RESPA, TILA/TRID, ECOA, HMDA, BSA/AML, the SAFE Act, and licensing laws.

Experience serving as, or directly overseeing, an AML/BSA Compliance Officer.

Familiarity with GSE requirements (Fannie Mae/Freddie Mac), FHA Handbook requirements, VA lender requirements, and secondary market execution strategy.

Strong P&L management experience with ability to drive loan volume and improve unit economics.

Active NMLS registration in good standing; ability and willingness to obtain MLO licenses in required states.

Demonstrated ability to collaborate cross-functionally in a startup or high-growth environment, including with product and engineering teams on technology decisions.

Clean character and fitness record; able to be named as a control person on state licenses.

Bachelor's degree required.

A builder who writes the playbook, comfortable with ambiguity, and operationally rigorous; sees compliance and quality as part of the product; would rather catch a problem in QC than read about it in a CFPB consent order.
