A growing SME fit-out contractor delivering fast-track commercial projects across London. The business is seeking an experienced Freelance Site Manager to oversee an 8-week shell & core fit-out with a significant M&E component. This role requires strong technical understanding, excellent coordination skills, and confidence managing multiple services trades in a live environment.

Role Purpose

The Site Manager will take full responsibility for day-to-day site operations, ensuring the shell & core fit-out, including extensive M&E works is delivered safely, on programme, and to the required quality standards. You’ll be the key on-site lead, managing subcontractors, sequencing, and technical interfaces.

Key Responsibilities

• Site Management & Delivery

• Lead daily site operations for the shell & core fit-out, with a strong focus on M&E coordination and services installation.

• Manage all subcontractors, ensuring works are delivered to specification, programme, and quality requirements.

• Oversee M&E packages including electrical, mechanical, containment, risers, plant installation, and commissioning activities.

• Ensure all services works integrate correctly with structural, architectural, and landlord systems.

• Technical Coordination

• Review drawings, M&E schematics, and technical details to ensure correct installation and sequencing.

• Coordinate closely with M&E supervisors, specialist subcontractors, and the Project Manager to resolve technical issues quickly.

• Monitor progress of services installation, testing, and commissioning, ensuring compliance with shell & core requirements.

• Manage interface works with landlord systems, base build services, and building management.

• Health & Safety

• Maintain and enforce H&S standards, including RAMS, inductions, permits, hot works, and daily briefings.

• Ensure M&E works follow strict safety protocols, particularly around electrical isolation, working at height, and plant movement.

• Keep accurate site records, daily diaries, and compliance documentation.

• Programme & Logistics

• Monitor progress against the 8-week programme, identifying risks and implementing corrective actions.

• Oversee site logistics including deliveries, plant movement, waste removal, and access arrangements.

• Ensure M&E materials, equipment, and plant are delivered and installed in line with programme sequencing.

• Quality Control & Handover

• Conduct regular quality inspections, snagging, and sign-off of M&E and general works.

• Support commissioning, testing, and final inspections to ensure full compliance before handover.

• Act as the main point of contact for client representatives, building management, and specialist subcontractors.

• Skills & Experience Required

• Proven experience as a Site Manager delivering shell & core or CAT A/CAT B fit-out projects with heavy M&E involvement.

• Strong technical understanding of electrical and mechanical systems, containment, risers, plant installation, and commissioning.

• Confident managing multiple services trades and resolving technical issues on site.

• Excellent communication and leadership skills.

• Highly organised, proactive, and solutions-focused.

• Ability to read and interpret drawings, M&E schematics, and technical documentation.

• SME or D&B background highly advantageous.

Qualifications

• SMSTS (essential)

• CSCS (Managerial level preferred)

• First Aid (essential)

• Fire Marshal (desirable)

• Strong H&S knowledge around M&E works
