💼 About the Role

The Financial Controller serves as the central financial backbone of the business, taking full end-to-end ownership of numbers across all funds, holding companies, and management entities.

• Primary Mission: Translate strategic assumptions into clear, dependable financial metrics to guide executive decision-making, manage risk, and optimize cash flow.

Responsibilities

• Overhaul and manage linked operating models, fund-level rollups, and annual budgets. Own rolling cash flow forecasts, intercompany accounting, and quarterly investor distribution waterfalls via InvestNext. Oversee a full-time bookkeeper and run a strict, reliable monthly close. Maintain end-to-end Accounts Payable controls and provide rapid turnaround on lender/investor reporting.
• Operational Edge: Operates with an AI-first methodology—building, auditing, and automating financial workflows (reconciliations, reports, variance tracking) to maximize leverage.

🎯 Key Responsibilities

📊 Financial Strategy & Modeling

• Financial Models: Take over existing property-level operating models and fund-level rollups. Keep them linked, formula-driven, and updated with monthly actuals so changes at the property level flow seamlessly to the fund.

• Budgeting: Build annual budgets for every property and entity, track budget versus actual monthly, and explain key variances.

• Cash Flow Forecast: Own forward cash forecasting across the portfolio (operating cash, capex/construction draws, debt service, intercompany funding, and distributions). Identify tight months early and present actionable options.

• Investor Distributions: Calculate quarterly investor distributions through fund waterfalls (preferred returns, splits, fees). Ensure full reconciliation with books and fund documents, and execute payouts via InvestNext (our investor portal). ⚙️ Accounting & Operations

• Fund & Entity Books: Manage the bookkeeper and run the monthly close for funds, management company, and holding entities (reconciliations, accruals, intercompany balances, and clean consolidations). Review property managers' financials monthly and push back when something doesn't tie.

• Accounts Payable (AP): Own AP end-to-end (coding, approvals, payment runs, vendor follow-up) with robust controls to prevent errors and fraud.

• Lender & Investor Reporting: Package clean P&Ls and balance sheets on request so lenders and investors never wait on us.

• AI-First Systems: Put AI at the forefront of every system you own. Automate data pulls, reconciliations, variance analysis, and reporting to speed up the close and focus team time on decision-making.

✅ Qualifications & Skills

⭐ Must-Haves:

• 5+ years in real estate accounting/finance (ideally as Controller or Senior Accountant at a real estate sponsor, syndicator, or private equity firm).

• Strong multi-entity experience (consolidations, intercompany balances, accrual accounting, clean monthly close).

• Fund accounting experience, including investor distribution waterfalls (preferred returns, profit splits).

• Advanced modeling capabilities in Excel or Google Sheets (operating models, fund rollups, budgets, cash flow forecasts).

• Strong AI proficiency (hands-on experience using tools like Claude/ChatGPT to build/audit models, automate reporting, or accelerate closes).

• Proven experience managing a bookkeeper or small accounting team. 🌟 Nice-to-Haves:

• CPA certification (or progress toward it).

• Hospitality accounting experience (hotels, resorts, glamping, RV parks); familiarity with USALI is a plus.

• Construction accounting expertise (draws, capex tracking, construction loans).
