1.) Experienced Senior Quantity Surveyor

Job Summary
- The senior-level QS operates at a strategic level—managing high-value risk, maximizing profit margins, leading major contract negotiations, and defending or settling commercial claims.
Job Responsibilities
Pre-Contract & Strategic Commercial Planning:
- Feasibility & Order of Cost Estimating: Prepare early-stage conceptual estimates, elemental cost plans, and value engineering proposals during pre-construction.
- Tender Strategy & Preparation: Formulate commercial tender strategies, draft pricing documents, and assemble complex Bills of Quantities (BoQ) using standards such as NRM1/NRM2, CESMM4, or POMI.
- Commercial Risk Management: Analyze contract terms, client requirements, and tender documents to identify financial and contractual risks prior to bidding or contract execution.
Procurement & Supply Chain Management:
- Subcontractor Tendering & Award: Design subcontract packaging strategies, issue tender inquiries, perform comparative bid evaluations, and lead commercial negotiations for high-value work packages.
- Contract Assembly: Draft and issue formal subcontracts, service agreements, and purchase orders incorporating back-to-back risk provisions, liquidated damages, and payment schedules.
- Supply Chain Financial Performance: Manage subcontractor payment applications, assess dayworks and variations, enforce retainage terms, and negotiate final account settlements.
Post-Contract Cost Control & Financial Reporting:
- Cost-Value Reconciliations (CVR): Prepare, analyze, and present comprehensive monthly CVR reports, Earned Value Management (EVM) data, and Cost-to-Complete (CTC) forecasts to executive leadership.
- Client Valuations & Progress Billing: Prepare and submit regular Interim Valuation Applications to client representatives/consultants, ensuring cash flow optimization and timely certification.
- Cash Flow Management: Oversee project working capital, monitor accounts receivable aging, track client payments, and manage retainage recovery upon practical completion and final certificate issuance.
- Contract Administration, Change Management & Claims
- Contractual Oversight: Administer standard and bespoke forms of contract (e.g., FIDIC, NEC, JCT, or custom EPC agreements).
- Variation Management: Establish robust site procedures to capture, measure, rate, and negotiate all scope additions, design changes, client variations, and site instruction orders.
- Claims & Dispute Resolution: Lead the commercial preparation, defense, and negotiation of Extension of Time (EOT) claims, Loss and Expense claims, and acceleration costs; assist in mediation, adjudication, or arbitration if disputes arise.
- Strategic Leadership, Team Governance & Mentorship
- Team Supervision: Supervise, assign duties to, and mentor Assistant QSs, Project Quantity Surveyors, and Site Measurement Engineers.
- Cross-Functional Coordination: Collaborate closely with Project Directors, Procurement Managers, Site Engineers, and Corporate Accounting to ensure unified project delivery.
- Audit & Compliance: Maintain audit-ready project financial records and ensure compliance with internal governance policies and corporate financial reporting standards.
Qualifications & Core Competencies
- Education: B.Sc. in Quantity Surveying, Building Technology, or Civil Engineering.
- Experience: 10+ years of progressive commercial management experience in major building, civil infrastructure, or engineering projects.
- Professional Membership: Professional Charter / Licensure preferred (e.g., MRICS, NIQS, AIQS, or local QS registration board).
- Technical Software: Advanced proficiency in CostX, PlanSwift, AutoCAD, MS Excel (advanced financial modeling), MS Project / Primavera P6, and ERP systems (Sage 300 CRE, Odoo, SAP).
- Core Skills: High-stakes negotiation, expert knowledge of contract conditions (FIDIC/JCT/NEC), strategic cost forecasting, financial risk analysis, and executive reporting.
Salary
N900,000 monthly.
