Maintenance Mechanic

Job Summary

The Maintenance Mechanic performs skilled maintenance, repair, and installation work on mechanical, electrical, plumbing, and structural systems across assigned facilities. This role combines independent execution of defined tasks with support for broader maintenance and repair efforts, covering everything from building envelope repairs and finish work to pipefitting, electrical systems, and welding. The Maintenance Mechanic ensures assigned properties remain safe, functional, and code-compliant.

Essential Duties and Responsibilities

Building Structure and Finishes

• Constructs, erects, installs, and repairs structures and fixtures using wood, plywood, and wallboard in conformance with local building codes.

• Plans and executes gypsum drywall installations, including erecting metal framing and installing drywall on walls, ceilings, soffits, and movable partitions.

• Seals joints between plasterboard and other wallboard materials to prepare surfaces for painting or wallpapering.

• Applies paint, varnish, stain, enamel, or lacquer to decorate and protect interior and exterior surfaces, trim, and fixtures.

• Hangs decorative wallpaper or fabric wall coverings in interior spaces.

• Performs inspections and repairs on property interior and exterior areas, including walls, floors, ceilings, and roofing systems.

• Installs and maintains fixtures, lighting, and related building components. Electrical Systems

• Installs and repairs wiring, electrical fixtures, apparatus, and control equipment.

• Installs, repairs, and services mechanical and electrical locking devices. Mechanical and Plumbing Systems

• Lays out, assembles, installs, and maintains pipe systems, pipe supports, and related hydraulic and pneumatic equipment for steam, hot water, heating, cooling, lubrication, and sprinkler systems.

• Assembles, installs, and repairs pipes, fittings, and fixtures for heating, water, and drainage systems. Welding and Metal Fabrication

• Welds metal parts using gas welding equipment according to layouts, welding diagrams, or work orders.

• Repairs broken or cracked metal objects, fills holes, and builds up metal parts; lays out, positions, and tack-welds workpieces. Planning and Documentation

• Reads blueprints, specifications, proposals, and related documentation to support preparation of time, cost, and labor estimates for remodeling projects and work orders.

Qualifications

• Journeyman-level skill or equivalent hands-on experience in multiple trades (carpentry, drywall, electrical, plumbing, welding).

• Working knowledge of local building codes and safety standards.

• Ability to read and interpret blueprints, schematics, and technical specifications.

• Proficiency with hand and power tools relevant to each trade.

• Strong problem-solving skills and ability to work both independently and as part of a maintenance team.
