About the Role Valiant Residential is seeking a Community Manager - Extended Stay to oversee day-to-day operations of an assigned residential community. This position blends property management, guest/resident services, and hospitality-style operations to maintain high-service standards, drive occupancy and revenue, and ensure compliance with company, regulatory, ownership, and investor requirements. The role requires a customer-service-oriented leader who thrives in a high-touch environment with frequent resident interaction and close coordination with maintenance, housekeeping, vendors, and support teams.
What You'll Do
- Provide leadership and training to on-site staff, including orientation, onboarding, and ongoing development.
- Ensure administrative processes involving personnel are handled timely (performance evaluations, salary reviews, time sheets, change of status forms, etc.).
- Manage budgeting and financial reporting: prepare annual budgets and income projections; code, review, and approve invoices; make daily bank deposits; monitor accounts payable.
- Maximize occupancy: implement marketing strategies, guide leasing activities, supervise the Assistant Community Manager and Leasing Agent; ensure leases and related forms are prepared and signed; collect rents and manage delinquencies.
- Ensure leasing practices comply with federal, state, and local laws; obtain credit and criminal reports; verify income and prior rental history; renewals and notices.
- Supervise leasing staff and ensure effective closing techniques; aggressively pursue lease renewals and issue notices at least 45 days before expiration.
- Oversee maintenance and vendor activities, handle emergencies, ensure make-ready units, maintain common areas, and monitor risk management and emergency procedures.
- Maintain resident files and ensure a clean, safe, and well-maintained community; respond to maintenance requests promptly and communicate delays when parts are ordered.
- Ensure the property is ready for code inspections, mortgage inspections, and other inspections; manage repairs within budget and maintain key control.
- Be available 24 hours a day, 7 days a week as required by regional supervision; monitor parking and review weekly reports for accuracy.
- Report accidents and emergencies to the Regional Community Supervisor and prepare proper reports; supervise outside contractors on property.
What We're Looking For
- Minimum of 3+ years of property management, extended stay, hospitality, hotel/motel operations, furnished housing, corporate/student/senior housing, or another high-touch residential service environment is strongly preferred.
- Experience managing daily operational flow, guest/resident concerns, occupancy or availability.
- Strong leadership, customer-service orientation, and ability to work in a hospitality-style environment.
- Experience with budgeting, income projections, revenue goals, and ensuring compliance with applicable policies.
- Proficiency in leasing processes: application verification, income/credit checks, lease preparation and processing, and timely rent collection.
- Ability to supervise and coordinate with maintenance, housekeeping, and vendors; manage emergencies and be responsive to residents.
