Job title: Closing Specialist II
About the Role Mortgage loan closing specialists are responsible for assembling, preparing, and reviewing/verifying documents for a loan closing while ensuring all applicable state, federal, and regulatory requirements are met. The Closing Specialist must possess strong organizational and prioritization skills. A basic understanding of VA, FHA and Conventional TRID loan guidelines are needed.
What You'll Do
- Prepare loan closing documents within LOS (Encompass) and manage a pipeline of conventional, portfolio, and USDA loans.
- Complete accurate and compliant Closing Disclosure within TRID timing guidelines and monitor borrower receipt.
- Ensure accuracy of closing documents (names, rate, term, loan type, first payment date, escrow).
- Review underwriting closing conditions for salability and adherence to underwriting decisions.
- Coordinate funding dates with accounting and ensure accurate loan disbursements; verify fees comply with TILA/RESPA guidelines.
- Coordinate closing packages with title companies in a timely fashion and verify closes occur within investor locks.
- Analyze compliance reports (MAVENT) and order/interpret Uniform Closing Datasets (UCD).
- Cross-train in post-closing procedures and loan processing; maintain high attention to detail and customer service.
- Senior/II level responsibilities include managing pipelines for FHA/VA/Conventional loans and coordinating with correspondent lenders as applicable.
What We're Looking For
- Required: Proficiency with Microsoft Office, mortgage software, and residential mortgage documentation; strong time-management, conflict-resolution, and customer-service skills; detail-oriented under pressure.
- Preferred: Encompass LOS experience; TRID, FNMA/FHLMC, FHA, VA, USDA guidelines; multi-state closing and escrow or title expertise.
- Education: High School Diploma; 2- or 4-year degree preferred.
- Experience: Entry level 1+ years mortgage closing or 2-3 years mortgage industry; Intermediate 3+ years; Senior 5+ years including FHA/VA.

- $21.89 - $27.11 per hour plus bonus.
