About the Role Valiant Residential is seeking an Assistant Maintenance who assists the maintenance supervisor and helps maintain the physical integrity of the property. This role works with the leasing team to maximize renewal and leasing opportunities and must perform duties with safety first in accordance with Valiant Residential policies.
What You'll Do
- Process and manage resident service requests and ensure completion within 24 hours whenever possible.
- Schedule on-call rotation for staff and assist with service as necessary.
- Adhere to company policies and all state and federal laws (ADA, Fair Housing, OSHA).
- Assist in distributing flyers and other materials to residents.
- Keep safety materials current and readily accessible; monitor property conditions and correct unsafe conditions.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor and routine maintenance on equipment; inspect and maintain tools.
- Diagnose and perform minor repairs in electrical, plumbing, HVAC, appliances, water systems, doors, locks, lighting, roofing, etc.
- Handle on-call duties and standby emergency schedules for evenings, weekends, and holidays.
- Prepare the property for inspections and assist with additional duties as assigned by property manager or Regional Community Supervisor.
What We're Looking For
- Minimum of two years of full-time experience in apartment maintenance or a trade with basic knowledge of electrical, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; technical certification is a plus.
- EPA certification for refrigerants, transition, and recovery.
- Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver's license with good driving record and auto insurance.
- Ability to work at other locations and travel within major metropolitan areas with possible overnight stays.
- Ability to work some weekends as needed.
- Physical requirements: sit/stand/climb/stoop; walk for extended periods; ability to climb stairs; lift up to 30 lbs.
