About the Role Valiant Residential is seeking an Assistant Maintenance to support the maintenance supervisor, maintain the property's physical integrity, and collaborate with the leasing team to maximize renewal and leasing opportunities. This role emphasizes safety first and adherence to Valiant Residential policies. What You'll Do
- Service requests made by residents should be completed within 24 hours.
- Implement and manage the system for handling resident service requests; whenever possible, all requests should be completed within 24 hours.
- Schedule the on-call rotation for the staff and assist with service as necessary.
- Ensure all business is conducted in accordance with company policies and applicable laws (ADA, Fair Housing, OSHA).
- Assist in the distribution of flyers and other materials.
- Keep safety materials current and readily accessible; monitor property conditions and correct unsafe conditions.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor and routine maintenance on equipment; inspect and maintain tools in excellent condition.
- Diagnose and perform routine maintenance or repair on electrical, plumbing, HVAC, appliances, and related systems.
- Handle on-call duties and participate in standby emergency schedules for evenings, weekends, and holidays.
- Assist in preparing the property for various inspections.
- Perform additional duties as assigned by the property manager or Regional Community Supervisor. What We're Looking For
- Minimum of two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; Technical Certification is a plus.
- EPA refrigerant, transition, and recovery certification.
- Strong verbal and written communication skills in English.
- Bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver’s license with good driving record and auto insurance.
- Ability to work at other locations and travel within major metropolitan areas with possible overnight stays.
- Ability to work some weekends as needed.
- Physical requirements: sit, stand, climb, stoop, and lift up to 30 lbs; must be able to walk the property for extended periods and in various weather conditions; must be able to climb stairs. Nice to Have
- Spanish language proficiency.
- Additional certifications or training related to property maintenance.
