About the Role Valiant Residential is seeking an Assistant Maintenance who supports the maintenance supervisor and helps preserve the property's physical integrity, collaborating with the leasing team to maximize renewal and leasing opportunities. The role emphasizes safety and compliance with Valiant policies. What You'll Do
- Respond to resident service requests and ensure completion within 24 hours where possible.
- Implement and manage the system for handling resident service requests.
- Schedule on-call rotations and assist with service as needed.
- Ensure business practices align with company policies and state/federal laws (ADA, Fair Housing, OSHA).
- Assist in distributing flyers and materials; keep safety materials current and accessible.
- Monitor the condition of the property, promptly correcting unsafe conditions.
- Maintain records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Perform minor and routine maintenance on appropriate equipment; schedule and inspect tools.
- Diagnose and repair routine electrical, plumbing, HVAC, appliances, and related systems; inspect various components on a daily basis.
- Handle on-call duties and standby emergency schedules for evenings, weekends, and holidays.
- Assist in preparing the property for inspections.
- Perform any additional duties as assigned by the property manager or Regional Community Supervisor. What We're Looking For
- Minimum of two years of full-time experience in apartment maintenance or a trade with basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; technical certification is a plus.
- EPA refrigerant certification (refrigerant transition and recovery).
- Strong verbal and written English communication; bilingual in Spanish a plus.
- Own a basic set of hand tools.
- Valid driver’s license with a good driving record and auto insurance.
- Ability to work at other locations and travel within major metros with possible overnight stays; ability to work some weekends.
- Physical ability to sit/stand/climb, walk long distances on varied terrain, lift up to 30 lbs, and perform duties in various weather conditions. Nice to Have
- Technical certification is a plus.
