About the Role Valiant Residential is seeking an Assistant Maintenance who supports the maintenance supervisor and helps maintain the physical integrity of the property. This role collaborates with the leasing team to maximize renewals and leasing opportunities, and enforces safety and company policies.
What You'll Do
- Assist the maintenance supervisor and promote safety-first operations across property maintenance.
- Ensure resident service requests are completed promptly; service requests should be completed within 24 hours and a system for handling requests implemented.
- Schedule the on-call rotation for staff and assist with service as necessary.
- Maintain compliance with company policies and all applicable laws (ADA, Fair Housing, OSHA).
- Assist in distributing flyers and other materials; keep safety materials current and accessible.
- Monitor property condition and immediately correct unsafe conditions; maintain records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor/routine maintenance on equipment; inspect and maintain tools in good condition.
- Diagnose and perform routine maintenance on electrical, plumbing, HVAC, appliances, doors/windows/locks, lighting, roofing, plumbing, etc.
- Handle on-call duties; standby emergency schedules for evenings, weekends, and holidays.
- Assist in preparing the property for inspections and perform other duties as assigned by management.
What We're Looking For
- Minimum two years of full-time experience in apartment maintenance or a related trade (basic knowledge of electricity, plumbing, carpentry, painting, HVAC).
- High school diploma or equivalent; Technical Certification is a plus.
- EPA refrigerant certification (refrigerant, transition, and recovery).
- Strong verbal and written English communication; bilingual Spanish is a plus.
- Own a basic set of hand tools; valid driver’s license with a good driving record and auto insurance.
- Ability to work at other locations and travel within major metro areas; some overnight stays may be required; ability to work weekends.
- Physical requirements: ability to sit/stand, climb stairs, stoop, walk up to 8 hours, and lift up to 30 lbs.
Nice to Have
- Technical Certification is a plus.
- Bilingual in Spanish is a plus.
