About the Role Valiant Residential is seeking an Assistant Maintenance who assists the maintenance supervisor, maintains the physical integrity of the property, and collaborates with the leasing team to maximize renewal and leasing opportunities. This role emphasizes safety first and adherence to Valiant Residential policies while performing day-to-day maintenance tasks.
What You'll Do
- Respond to service requests within 24 hours and implement the system for handling resident service requests.
- Schedule on-call rotation for staff and assist with service as needed.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of vacant apartments.
- Schedule and perform minor and routine maintenance on equipment; inspect and maintain tools.
- Diagnose and perform routine maintenance or repair on electrical, plumbing, HVAC, appliances, and related systems.
- Handle on-call duties and standby emergency coverage during evenings, weekends, and holidays.
- Assist in preparing the property for inspections and other duties as assigned by the property manager or Regional Community Supervisor.
- Ensure safety materials are current and the property is monitored to correct unsafe conditions.
What We're Looking For
- Minimum two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; Technical Certification is a plus; EPA refrigerant certification.
- Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver's license with a good driving record and auto insurance.
- Ability to work at other locations and travel within major metropolitan areas with possible overnight stays; ability to work some weekends.
- Physical ability to sit, stand, climb, stoop, walk for extended periods; lift up to 30 lbs; climb stairs.
