About the Role Valiant Residential is seeking an Assistant Maintenance who is responsible for assisting the maintenance supervisor, maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. The role emphasizes safety first and adherence to Valiant Residential policies.
What You'll Do
- Service requests made by residents should be completed within 24 hours. Implement and manage the system for handling resident service requests. Whenever possible, all requests should be completed within 24 hours.
- Schedule the on-call rotation for the staff and assist with service as necessary.
- Assist in ensuring all business is conducted in accordance with company policies and procedures and all state and federal laws (ADA, Fair Housing, OSHA).
- Assist in the distribution of flyers and other materials.
- Keep all safety materials current and readily accessible.
- Be aware of the condition of the physical property and immediately correct unsafe conditions.
- Maintain accurate records of preventive maintenance, service requests, and make-ready status of all vacant apartments.
- Schedule and perform minor and routine maintenance on equipment on a regular basis.
- Inspect and maintain all tools in excellent condition.
- Diagnose and perform minor or routine maintenance/repair involving electrical, plumbing, HVAC, appliances, water systems, doors, windows, lighting, and other listed items.
- Handle on-call duties whenever needed.
- Participate in standby emergency schedules for evening, weekend, and holiday coverage.
- Assist in preparing the property for various inspections.
- Perform any additional duties as assigned by the property manager or Regional Community Supervisor.
What We're Looking For
- Minimum of two years of full-time experience in apartment maintenance or a trade with basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
- High school diploma or equivalent; Technical Certification is a plus.
- EPA refrigerant handling certification (refrigerant, transition, and recovery).
- Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
- Own a basic set of hand tools.
- Valid driver’s license with a good driving record and auto insurance.
- Ability to work at other locations and travel within major metropolitan areas with possible overnight stays.
- Ability to work some weekends as needed.
- Physical requirements: ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more; walk the property for up to 8 hours; climb stairs; lift up to 30 lbs as needed.
