Job Summary
We are seeking a detail-oriented and commercially minded Accountant to manage the financial accounting, project costing, budgeting, cash flow, and financial reporting activities of the business.
The successful candidate will be responsible for maintaining accurate financial records across property development projects, monitoring project expenditure against approved budgets, tracking customer payments and contractor obligations, and providing financial insights that support effective project and business decisions.
Key Responsibilities

Project Accounting & Cost Management
-
Maintain accurate financial records for individual property development projects.

Track and allocate project costs including land acquisition, construction, materials, labour, professional fees, approvals, infrastructure, and other development expenses.

Monitor project expenditure against approved budgets.

Prepare budget-versus-actual reports and investigate significant variances.

Maintain up-to-date project cost schedules and cost-to-completion reports.

Monitor project profitability and provide regular updates to management.

Ensure all project-related transactions are properly documented, coded, and supported.

Construction & Contractor Accounting

Review and process invoices from contractors, suppliers, consultants, and other project vendors.

Verify invoices against contracts, work completion certificates, purchase orders, and other supporting documentation.

Maintain accurate records of contractor and supplier balances.
-
Track advances, payments, retention amounts, and outstanding obligations.
-
Reconcile contractor accounts and resolve discrepancies promptly.
-
Property Sales & Customer Accounts

Maintain accurate records of property sales and customer transactions.
-
Track customer deposits, instalment payments, balances, and outstanding receivables.
-
Prepare customer statements and payment schedules.
-
Monitor overdue customer payments and provide regular receivables reports.
-
Reconcile customer accounts with sales and payment records.
-
Support the sales team with financial information required for customer transactions.

Budgeting, Forecasting & Cash Flow
-
Support the preparation of project budgets and financial forecasts.
-
Prepare project cash-flow forecasts based on construction schedules, payment obligations, and expected customer collections.

Monitor actual cash flows against projections.
-
Identify potential funding gaps and cash-flow pressures early.

Provide management with financial information to support project planning and investment decisions.

Financial Reporting
-
Prepare monthly management accounts and financial reports.
-
Prepare project-specific Profit & Loss reports and financial summaries.

Prepare project cost, receivables, payables, and cash-flow reports.
-
Provide regular financial updates on the performance of ongoing developments.

Assist with year-end accounts and external audit requirements.

Bank, Payables & General Accounting
-
Perform regular bank reconciliations.
-
Maintain accurate accounts payable and receivable records.
-
Process journals and ensure appropriate accounting entries are made.

Monitor company and project bank accounts.
-
Maintain proper documentation and filing of financial records.

Tax & Statutory Compliance

Support the preparation and submission of applicable tax and statutory returns.

Maintain accurate records for VAT, withholding tax, PAYE, company income tax, and other applicable statutory obligations.

Ensure appropriate tax documentation is obtained and maintained for project transactions.

Liaise with tax advisers, auditors, and relevant authorities where required.

Internal Controls & Financial Risk Management

Ensure compliance with approved financial procedures and spending limits.

Identify financial discrepancies, irregularities, and control weaknesses.

Support the development and implementation of effective financial controls.

Ensure proper authorisation and documentation of project expenditure.

Maintain confidentiality and integrity of financial information.

Key Performance Indicators (KPIs)
The successful candidate will be assessed on:
- Accuracy and timeliness of financial reports.
- Accuracy of project cost tracking.
- Effectiveness of budget-versus-actual monitoring.
- Accuracy of customer and contractor accounts.
- Timeliness of bank and account reconciliations.
- Quality of cash-flow forecasts.
- Reduction of unexplained financial variances.
- Timely statutory and tax compliance.
- Quality and reliability of financial information provided to management.
Requirements
- Bachelor's degree in Accounting, Finance, or a related discipline.
- Professional accounting qualification such as ICAN, ACCA, or equivalent is
- 4-5 years relevant accounting experience, preferably within property development, construction, real estate, engineering, or a project-based environment.
- Strong understanding of project costing and financial reporting.
- Experience managing budgets, cash flow, payables, and receivables.
- Experience tracking contractor and supplier accounts is highly desirable.
- Strong knowledge of Nigerian tax and statutory requirements.
